Calling All First-Time Homebuyers

The long- term viability of housing is still a solid investment, if you buy at the right price. If you have the credit, down payment, the time to research and strategize, a knowledgeable Realtor; then sitting on the sidelines during this “shakeout” real-estate market, is a bad idea.

There are tons of new construction/conversion/foreclosed properties where deals are ready to be made. Builders are anxious to offload inventory and it may be possible to own a “new” property, versus a typical resale. The proper cost analysis/comparable sales in today’s market on properties SOLD and ACTIVE will help you determine the gap (trend) when bidding. Knowing the price to offer can make the difference in whether you’re taking full advantage in this buyers’ market (refer to a good Realtor)

So don’t let the media and it’s “doom and gloom” outlook of the housing market frighten you away. Successful investors are taking advantage of this market, why not you?

Condos aimed at first-time buyers

It's a challenging reality in today’s market facing many first-time buyers looking for a place of their own. Young professionals who are accustomed to renting are trying to find that perfect place, without wiping out there bank accounts. Many young professionals believe there’s nothing out there for someone just starting out.

With that in mind, developer, Dan Matis of 5454 S. Everett LLC is converting an apartment complex to condominiums at 5454 S. Everett Avenue, in East Hyde Park.

Renovations have been underway for well over a year and buyer’s have began to move into Everett Place Condominiums. The great location, affordable price, chic finishes, elevator building and garage parking; make this development a must see for any first- time buyer looking to purchase in 2008!

Developers are updating the 1958 four-plus-one building, originally an apartment complex, to beautiful condominiums. Each unit will have a complete makeover, including new Bamboo floors, stainless steel appliances, Granite Countertops, Maple cabinets, marble/whirlpool baths, crown molding, in-unit washer & dryer and pre wired for cable, phone, hi-speed internet and surround sound. For an extra cost, owners can buy a garage or outdoor parking space. Bottom line, when you visit one of our model units it feels like a new unit and a place that you can call home. Finally, it's a great investment for buyers down the road because of the high appreciation well known in the Hyde Park community. http://www.hpnclub.org/resources.php

Condos range from 600-square-foot to 800-square-foot one-bedroom, one-bath layouts. Buyers can enjoy the luxury of selecting some finishes and delivery is typically 45 days or less. In some cases, we have even seen some buyer’s mortgage payments lower than what they were paying in rent. None the less, I’m hearing a lot of prospective buyer’s say they’re tired of paying someone else’s mortgage, yet they want to find something affordable and in there price range-and we think Everett Place Condominiums, fit the bill!

Units average $154,400, making them cheaper than most condos under construction in Hyde Park. Sales started in March of 2007, and 13 of the 32 units have sold. There are eight unique floor plans to choose from and the developer is offering $3000 closing costs back to the buyer. Special financing for first-time home buyers is even being provided by Chicago Bancorp to help the buyer with down payment assistance.

Most of the buyers are single professionals who either work in the area; go to school in the area or who simply just want to live in an area because of the close proximity to downtown Chicago, Lake Michigan, the Museum, or the University of Chicago. They like the price and the location, but more important, they like the chic unit amenities and low monthly assessments.
