Condos aimed at first-time buyers


It's a challenging reality in today’s market facing many first-time buyers looking for a place of their own. Young professionals who are accustomed to renting are trying to find that perfect place, without wiping out there bank accounts. Many young professionals believe there’s nothing out there for someone just starting out.

With that in mind, developer, Dan Matis of 5454 S. Everett LLC is converting an apartment complex to condominiums at 5454 S. Everett Avenue, in East Hyde Park.

Condos range from 600-square-foot to 800-square-foot one-bedroom, one-bath layouts. Buyers can enjoy the luxury of selecting some finishes and delivery is typically 45 days or less. In some cases, we have even seen some buyer’s mortgage payments lower than what they were paying in rent. None the less, I’m hearing a lot of prospective buyer’s say they’re tired of paying someone else’s mortgage, yet they want to find something affordable and in there price range-and we think Everett Place Condominiums, fit the bill!

Units average $154,400, making them cheaper than most condos under construction in Hyde Park. Sales started in March of 2007, and 13 of the 32 units have sold. Special financing for first-time home buyers is even being provided by Chicago Bancorp to help the buyer with down payment assistance.

Most of the buyers are single professionals who either work in the area; go to school in the area or who simply just want to live in an area because of the close proximity to downtown Chicago, Lake Michigan, the Museum, or the University of Chicago. They like the price and the location, but more important, they like the chic unit amenities and low monthly assessments.
